Terms and Conditions

Please read these Terms and Conditions carefully before signing up for services provided by Velora Leads. By subscribing to our services, you acknowledge that you have read, understood, and agreed to be bound by these Terms.

1. Leads Acknowledgement

1.1 The Realtor acknowledges that all leads are generated through advertising conducted by Velora Leads.

1.2 Leads will be delivered via the Realtor’s preferred method — text notifications, email, or both.

1.3 All leads provided will be seller leads.

1.4 Velora Leads does not contact, communicate with, or intervene with leads on behalf of the Realtor. It is solely the Realtor’s responsibility to follow up and engage with leads.

1.5 The Realtor will receive leads only from the five (5) exclusive ZIP codes selected during signup. No other leads from outside the chosen ZIP codes will be provided unless:

• The ZIP code is not assigned to another Realtor, and

• A custom plan is arranged with our billing team for additional ZIP codes.

1.6 Velora Leads makes no guarantee regarding the conversion or closing of leads. The decision to engage with a Realtor rests entirely with the seller, and Velora Leads cannot influence or compel a seller to work with the Realtor.

2. Fees and Payment Terms

2.1 Velora Leads does not charge for the generation of leads. All advertising investments are covered by Velora Leads.

2.2 The monthly subscription fee of $49 is charged to:

• Reserve your exclusive ZIP codes.

• Provide access to tools used for lead generation.

2.3 This subscription fee is not a payment for the leads themselves, and no one from Velora Leads will ever charge you directly for leads.

2.4 The subscription fee is non-refundable — whether in full or in part — and is used to cover operational tools and services.

2.5 The Realtor will have continuous access to lead generation tools while the subscription is active.

2.6 Velora Leads provides unlimited leads, meaning all leads generated in a given month will be shared with you. However, a realistic monthly expectation is typically 1 to 3 leads.

2.7 Subscription cancellation is allowed at any time. However, once paid, the subscription fee is non-refundable, and the service will remain active until the end of the paid billing period.

3. Referral Fee

3.1 The Realtor agrees to pay Velora Leads a 10% referral fee on the net commission earned from any lead provided by Velora Leads that results in a closed transaction.

3.2 The referral fee applies only to leads generated by Velora Leads. Leads from other sources remain the sole property of the Realtor, and no fee is owed to Velora Leads for those.

3.3 The referral fee applies only to the first transaction with a Velora-generated lead. Any future transactions with the same client are 100% commission to the Realtor, with no fee owed to Velora Leads.

3.4 The referral fee will be calculated based on the Realtor’s net commission, meaning after any broker splits, brokerage fees, or other deductions.

3.5 Failure to pay the referral fee may result in legal action by Velora Leads.

4. General Terms

4.1 Only proceed with signing up for Velora Leads if you fully agree to these Terms and Conditions.

4.2 Velora Leads will not be liable if you change your mind after signing up.
